A

Access control

Gates, ticket dispensers, card readers, or other systems that control who can enter and exit a parking lot or garage.

ADA accessible space

A parking space designed for people with disabilities under Americans with Disabilities Act (ADA) standards. The required number, size, and location depend on the lot's total spaces and the current standards, so check the latest ADA and local requirements.

Attended lot

A parking lot staffed by an attendant who collects payment, directs vehicles, or watches the entrance.

B

Break-even point

Cap rate (capitalization rate)

D

Daily maximum (daily max)

The most a driver can be charged in a single day, no matter how many hours the vehicle is parked.

Dynamic pricing

E

Early bird rate

A discounted flat rate offered to drivers who enter before a set morning time and leave after a set afternoon time. The exact hours vary by lot.

EV charging space

A parking space equipped with a charger for electric vehicles.

Event rate

Fixed costs

Flat rate

A single price for parking, regardless of how long the vehicle stays.

Grace period

A short period, such as after paid time runs out, during which a driver is not charged extra or cited. The length varies by lot and by local rules.

Gross lease

Gross revenue

Highest and best use

Hourly rate

A price charged for each hour, or part of an hour, that a vehicle is parked.

License plate recognition (LPR)

Cameras and software that read license plates to enable ticketless entry, match payments to vehicles, or support enforcement. It is also called automatic number plate recognition (ANPR).

Lot capacity

The total number of usable parking spaces in a lot.

M

Monthly parking

Net operating income (NOI)

Occupancy rate

Operating expenses

Overflow parking

Extra parking used when the main lot is full, often during events or busy periods.

Overnight parking

Parking that continues through the night. Many lots set a separate overnight rate or restrict it.

P

Park-and-ride

A lot where drivers leave their vehicles and continue their trip by transit, shuttle, or carpool.

Parking citation

A notice of a parking violation, usually with a fine, issued when a vehicle breaks posted or local rules.

Parking enforcement

Monitoring a lot or street for violations, such as unpaid parking or expired time, and issuing citations or taking other action.

Parking management agreement

Parking permit

Parking ratio

Parking stall

Parking structure (garage)

A multi-level building or deck used for parking, as opposed to a single-level surface lot.

Pay station

Pay-and-display

Pay-by-app

Pay-by-plate

Payback period

Reserved parking

A space set aside for a specific person, tenant, or use.

Revenue per space

Sealcoating

A protective coating applied to asphalt to slow wear from weather, sun, and traffic.

Self-park

Parking in which drivers park their own vehicles, as opposed to valet parking.

Shared parking

Sharing the same spaces among users whose busy times differ, such as an office on weekdays and a restaurant in the evening.

Space-day

Striping

Surface lot

An open-air, ground-level parking lot.

Towing

Removing a vehicle from a lot, usually for a violation. Rules on signage, fees, and procedures vary by location and must be followed.

Transient parking

Validation
